LoftNow generates automated feasibility reports based on the dimensions and property details you provide. These reports are indicative only and are intended to give you a preliminary understanding of whether your loft conversion may qualify under Permitted Development and what building regulations may apply.

Reports generated by LoftNow do not constitute professional advice from an architect, structural engineer, surveyor, or planning consultant. Before commencing any building work, you must:

  • Engage a qualified structural engineer to verify all structural calculations.
  • Submit a building control application (either to your local authority or an approved inspector).
  • Confirm Permitted Development eligibility with your local planning authority, ideally by applying for a Lawful Development Certificate (LDC).
  • If applicable, serve notice under the Party Wall Act 1996.

All structural calculations, beam sizes, and load-bearing information shown in LoftNow reports are placeholder values only. They are intended to illustrate the type of information a structural engineer would produce, not to be used for construction. Using these values without professional verification could result in structural failure, which could cause injury or death.

Planning Data

Planning constraint data (conservation areas, AONB designations, Article 4 directions) is sourced from planning.data.gov.uk, a UK Government service. Data coverage varies by local authority and may not be complete or up to date. The absence of a constraint in our results does not mean no constraint exists. Always verify with your local planning authority.

Liability

LoftNow accepts no liability for any loss, damage, or expense arising from:

  • Reliance on the contents of any report generated by this tool.
  • Inaccurate, incomplete, or outdated planning constraint data.
  • Construction decisions made without professional verification.
  • Any building work that fails to comply with building regulations or planning requirements.

Enforcement

As of 2024, the enforcement window for unauthorised building work in England has been extended to 10 years (previously 4 years). Unauthorised works can be required to be demolished even after completion. A Lawful Development Certificate provides legal protection and is strongly recommended.
